Chapter I
Above Donja Lastva
Oak Tree Villa sits where the hillside folds into cypress and stone — private enough that most maps never quite catch it. Between the wild slope and the bay below, this is a house for travelers who take luxury slowly: long horizons, soft evening light, and days that do not need a schedule.
Mornings begin on the terrace with coffee while Porto Montenegro wakes across the water. Afternoons drift between shaded loggias and two gardens — one formal, one untamed — where Montenegrin masonry and contemporary glass sit easily together.
Nature keeps its own hours here. Hedgehogs cross the lawns at dusk; smaller wildlife moves along the stone walls; in spring, nightingales take the night. Look down to the bay and you may catch turtles — or, on a lucky afternoon, dolphins — breaking the surface.
The marina is only minutes away when you want it. Inside the gates, the world narrows to pine resin, salt air, and gulls drifting over the water.

At the villa
Evenings in the cinema room, a daily refresh of the villa, and the kitchen stocked before you arrive. It runs like a private home — not a hotel booking with a key box.

Instructors from our partners at Siro come to the villa — sunrise practice if you like, or something slower at dusk. Sessions follow your pace, not a spa menu.
Black Mountain
The beach is about five minutes away; Black Mountain about ten. Jet skis, e-foils, and paddleboards when you want the Adriatic at full speed — arranged around your day, not the other way around.
Chapter III
By Air — Direct
Land at Tivat and you're about fifteen minutes up the Donja Lastva hill by private car — bags handled, gates waiting.
By Air — Regional
From Podgorica or Dubrovnik, the drive is roughly ninety minutes to two hours along the Bay of Kotor — coastline first, then the final climb to the estate.
By Sea
Arrive by yacht and we'll arrange the tender and berthing. Your host stays with you from the marina to the front door.
